What is Development Variance Permit Number 641-44C (DVP641-44C)?
The subject properties, are located at 4990, 5139 and 5174 Sunnybrae-Canoe Point Road in the Heralds Bay area of Electoral Area C and is more particularly shown on the location map below:

The owners of 4990, 5139 and 5174 Sunnybrae-Canoe Point Road are applying to subdivide the subject properties into four free simple lots (Lot 3 is a lot line adjustment of 5139 Sunnybrae-Canoe Pt Road and Lot 4 is a lot line adjustment between 4990 and 5174 Sunnybrae-Canoe Pt Road) and to further subdivide Lot 1 into a fourteen lot bare land strata.
The proposed subdivisions requires a Development Variance Permit under Schedule "A" Levels of Service of the Subdivision Servicing Bylaw Number 641 which requires each lot to be a minimum of 1 ha, and to be served by an independent on-site water supply system and on-site sewage disposal system. The following variances are being requested in this application:
Fee simple Lot 4 (5174 Sunnybrae-Canoe Point Road): Vary the minimum lot size from 1 ha to 0.34 ha and be serviced by an independent on-site water supply system and an on-site sewage disposal system.
Strata Lots 1-14: Vary the minimum lot size form 1 ha to 2000m2 and be serviced by a community sewer system and independent on-site water supply system.
There are no proposed variances to the other fee simple lot (Lot 2) proposed in this subdivision.

A copy of the proposed permit application and relevant background documents may be inspected at the Columbia Shuswap Regional District (CSRD), 555 Harbourfront Drive NE, Salmon Arm, BC between the hours of 9 am and 4 pm, beginning Friday, May 7, 2021 and ending Thursday, May 18, 2021. (Please note that CSRD office hours open to the public are subject to change depending upon Provincial Health Orders and recommendations.) The documents will also be available to view on the CSRD website starting on Friday, May 14, 2021 at the Agendas and Minutes page under the applicable meeting date.

Written submissions will be accepted at the CSRD until 4 pm on Tuesday, May 18, 2021. The Board of the CSRD considers the author's name and residential address relevant to the Board's consideration of this matter and should be included in your submission.
